The Pre-construction Documents is an important part of a building plan. In this phase we make the Design Development of a new building plan technically feasible. Van den Berg Bouwkundigen specialises in working out a Pre-construction Documents for contractors, architects, and property owners.
We provide a clear, structured and concise Pre-Construction Design
We develop the Pre-construction Documents based on the Design Development. Everything needed to construct the building is recorded in the Pre-construction Documents, ranging from the constructional structure to the (building) materials to be used. In the Pre-construction Documents, we take account of the requirements for energy performance, noise, fire safety and other structural-physical aspects. We perform ‘BENG’ (Almost Energy-Neutral Building) calculations and ensure that the Pre-construction Documents meet the requirements of the Dutch Buildings Decree and other relevant laws and regulations.
Good communication is the foundation for a successful project. That’s why we first sit down with the client before we start designing the Pre-construction Documents. Are the basic principles, as laid down in the Design Development, correct? Are there any new insights that we should consider? We also meet weekly during the execution to discuss progress and answer technical questions.
We elaborate the Pre-construction Documents in a 3D BIM model. The 3D model forms the basis for the Pre-construction Design model and the accompanying drawings which we deliver in 2D once the structural model is ready. As an architectural consultancy, we create added value by looking ahead to the execution. For example, we already make provision for the required set-up spaces. This contributes to a smooth execution at the building site.
The Pre-construction Documents are the basis for the Construction Documents. Van den Berg Bouwkundigen can also produce the Construction Documents), as well as Design Development or a Sales Drawing.
